Real Estate in Holliston

The data is IN from the 2012 real estate market, and headlines hit the news last week.

Five Real Estate Facts about Holliston's Market 

Ignore Those Reports! If you are a Holliston home owner, you should only focus on what the Holliston market, and maybe the Metrowest marketplace, is doing.  The Massachusetts real estate market as a whole, or the National numbers, are not going to tell you the true story.

Here we report a few major facts from the Holliston marketplace for 2012:

1.  Median Prices dropped 4.7% from 2011 Prices

The Median Price for a home selling in Holliston in 2012 was $372000.  That is 4.7% lower than the $390000 level we experienced in 2011.

2.  The # of Sales Jumped 25% in 2012

155 single family homes in Holliston were sold in 2012, and this was a big increase from the 124 sales in 2011.   This is higher than the 10 year average, which is 137 sales.

 

3.  It took an average of 3 1/2 months to Market a Home in 2012

Homes were on the market for an average of 104 days in 2012, which was a 22% decrease from 2011's 134 days on market.

4.  Sellers received 97% of their Asking Price in 2012

Displaying that Sellers didn't have to negotiate a lot on their Asking Price, this statistic has been very similar to this ratio for the past 10 years.  It actually has run from 95-99% for the past decade.

5.  We find ourselves in a Seller's Market in Holliston

When you hear about a Buyer's Market or Seller's Market, it is based upon a computation called The Consumption Rate. A Rate of 4-6 months of inventory would be a balanced marketplace.  Using the rate of 12.8 sales per month in the past 12 months, our current market has a Consumption Rate of 2.3.  Thus, a strong Seller's Market!
