Holliston Property Transfers 03/01 – 03/16/2024

So it’s been WEEKS since I posted any real estate transfers – and there’s a reason! We seem to be at a standstill with no new property transfers since February! You can see the last review from February here. This is what the sales looked like historically:

IMPORTANT NOTE: After realizing I added a zero to the columns which skewed the average price, I replaced the original image!

We’ve got some catching up to do if we’re going to get near these numbers!

    I believe your “YTD average” at the bottom is somewhat misleading. It appears you’re just calculating an “average month”, not the average selling price of all properties sold during the year. Having a zero in March greatly distorts the average for the year (down to $455k). I think an average selling price per property would be a better indicator. It would be $676.7k for those 15 properties sold in ‘24 YTD. I’m guessing the other years are like that too (although I didn’t do the math).

      I did realize that after the fact 🙂 I will correct it and post a new form. I’m using “old” data so I’m not entirely sure how the prior people calculated this, I’ve started a new database for this year so I’m sort of “stuck” with how the old data is processed 🙂 D
